A self-sufficient package, not just a building.
Beyond a wind- and watertight shell, Zenith3E also delivers the home’s own energy and water supply: solar panels with Huawei LUNA2000 battery storage, and an AWG drinking water installation that converts humidity from the air into drinking water. This makes the package suitable even in locations without reliable, potable mains water, and significantly reduces dependence on local infrastructure, without you having to arrange it separately.
Own energy
Solar panels and Huawei LUNA2000 battery storage as standard, sized to the home’s size, energy consumption and number of panels. The grid connection remains in place as a backup.
Own drinking water
AWG technology converts air humidity into drinking water, even where no reliable potable mains water is available. Other usage runs via the regular water connection.
Lower footprint
2/3 less CO₂ than concrete and up to 80% less construction waste in the shell, no brine discharge at sea from the own drinking water supply.

Sheet 02System: structureSystem3E
The best-insulating single-leaf wall in Europe.
Interlocking perlite blocks, dry-stacked without cement, adhesive or water. The result is a shell tested to REI 240 fire resistance and Euroclass A, that lets through virtually no sound and requires no additional insulation. Fire-tested for four hours, and a U-value of 0.198 W/m²K without a single centimetre of added insulation: figures conventional masonry does not reach.
Interlocking developed down to every connection.
The System3E block system is fully documented down to T-connections, corners and wall intersections. Every configuration has a fixed stacking sequence that structurally eliminates thermal bridges and weaknesses. That is what Zenith3E engineers for you: the complete stacking plan, not a rough sketch.
One block, five functions in a single layer.
Load-bearing capacity, insulation and fire resistance are built into a single element, not spread across separate layers that each need to be installed and aligned. That is why the U-value and REI 240 fire resistance in the specification table are achieved with one wall, without a separate insulation shell.

Why better than conventional construction?
- 3x faster: the exterior walls of a 100 m² home stand within 24 hours, in one day (source: system3e.com).
- No additional insulation: U-value of 0.198 W/m²K without EPS, plasterboard or separate insulation layers.
- REI 240 + M: Four hours of fire resistance plus the 200 kg impact test, passed at the Building Research Institute. One of the few interlocking systems with this combination (source: System3E classification report).

On a 150 m² footprint, the single-leaf 352 mm wall yields 6.6 m² more net floor area than a traditional 25 cm wall with 20 cm of EPS insulation.

Compared with 265 to 300 litres per m² for aerated concrete. Mortar-free stacking without water, cement or adhesive also cuts the water footprint of every wall.

LSF roof with rockwool sandwich panels: the smart choice for warm and tropical climates.
The roof of the Zenith3E package consists of a lightweight steel frame (LSF) finished with sandwich panels with a rockwool core. This is a deliberate choice over the common PIR panels (polyisocyanurate), especially in warmer climates.
Rockwool: why it is better
- Euroclass A1: completely non-combustible, resistant above 1,000°C
- Superior sound insulation (Rw 35–40 dB) for living comfort
- Dries out completely without damage after moisture exposure
- Stable under extreme temperature variations, no shrinkage or expansion
Why not PIR in a tropical climate?
- Combustible (Euroclass B to E), not a safe choice in warm and tropical climates
- Weaker sound insulation (Rw 25–30 dB), insufficient for living comfort
- Shrinks and expands in extreme tropical heat, creating gaps and leakage risk
- Less transparent environmental performance documentation

Sheet 03System: energy and electricsEleqtron
Electrics installed 90% faster, at 42% lower cost.
The complete electrical system, from distribution board to socket, prefabricated and delivered plug-ready. Certified to the Dutch standard (NEN 1010) and fully adapted to the local regulatory framework, whether that is the Woningwet for the Netherlands and the Caribbean Netherlands (Bonaire, Sint Eustatius and Saba), the CTE for Spain, or a PRR-backed programme for Portugal. The baseline: every home is dimensioned with sufficient solar panels and Huawei LUNA2000 battery storage to run as much as possible on its own generated power. A conventional grid connection remains as backup.

Every installation fully engineered in 3D first.
Before a single cable leaves the factory, the complete electrical installation is already drawn out in 3D: every switch point, every cable route, per house type. Bottlenecks surface at the design stage, not on site. It is also how Eleqtron handles scale: at the Brasa Village Amsterdam project, this approach delivered 170 homes across 10 house types with a complete plug-ready installation within 24 months (source: qneqt.nl).

How much battery capacity does a home get?
There is no fixed capacity for every home. Instead, it is calculated per project: the size of the home, the expected energy consumption and the number of solar panels together determine how many LUNA2000 modules are needed to run as much as possible on its own generated power.

Ke-kelit: pipework with a 50-year service life, installed without tools.
The complete pipe system for drinking water, heating and cooling. A 5-layer composite pipe with an aluminium barrier that permanently eliminates corrosion, limescale and oxygen issues. KIWA-certified for a service life of 50 years, already compliant with the EU Drinking Water Directive that becomes mandatory at the end of 2026.

Why better than copper or conventional plastic?
- Tool-free: no soldering iron, no compression tool, no pressing machine needed. Push in until click, done.
- No corrosion, no limescale: plastic inner layer is completely corrosion-free, even with aggressive water.
- No open flame: installed cold, safe for occupied buildings and tropical climates, where conventional solder joints pose a fire risk.
- Lead-free: already compliant with the EU Drinking Water Directive requirements becoming mandatory at the end of 2026.

AWG technology: drinking water from the air, independent of the local network.
Alongside the Ke-kelit piping system, we add an AWG installation (Atmospheric Water Generator) that converts moisture in the air into drinking water. For the shower, toilet and other household needs, the regular water connection remains the logical choice; the AWG installation specifically covers drinking water needs, independent of the local infrastructure. We select the AWG partner per region, so supply and service are always arranged locally.
The argument differs per market. Where mains water is drinkable but relatively expensive, such as Bonaire or Portugal, AWG is primarily a cost and independence case. Where network coverage or water quality is unreliable, such as parts of coastal Brazil or Cape Verde, it is an access case: the home has its own drinking water from day one.

MB-60: aluminium window and door system with marine-grade protection.
The complete set of frames for windows and doors, based on the MB-60 profile system by Aluprof. Fully developed to specification and included in the construction drawings. Delivered as part of the Zenith3E package, fitted by your contractor on the basis of the detailed facade drawings.

Sheet 06The boundaryWho does what
What the contractor does.
Everything in the package is purchased and paid for through Zenith3E. The contractor supplies and pays only what falls outside the package. That way, everyone knows exactly where they stand. For the contractor this means: pricing on a fixed package price plus their own finishing work, with no provisional sums for shell, electrics or pipework.
No volumes arrive by crane. The blocks are stacked on site, course by course, by your own contractor’s crew, whom we train on location. In execution it resembles traditional masonry, only without water, cement or glue. That keeps the work, and the money, with local labour, and it means the method does not depend on heavy site infrastructure.

What is included in the shell package?
The package combines four coordinated systems: the structure in System3E perlite blocks, a prefabricated plug-in electrical installation including solar panels and battery storage, Ke-kelit composite pipework with a 50-year service life, and MB-60 aluminium window and door frames. Everything is engineered and matched before construction starts.
Does my contractor need special training?
No specialised masonry skills are required, because the blocks interlock dry without cement, mortar or water. Zenith3E trains the crew and supplies the complete stacking plan and assembly documentation, so your contractor builds exactly to specification. A trained crew averages 4.5 minutes per m² of wall.
Is the package price really fixed?
Yes. You first commit only to the engineering, for a fee agreed in advance. After the engineering phase you receive the final package price, which is fixed before construction starts. There is no recalculation and no cost overrun on the package afterwards.
